If you are buying your first home – then congratulations! This is such an exciting time in life. You are likely planning on what you will do in your new home, how you will “make it yours”, and what memories you will make there.
While we are excited for you as well, it is good to step back and take a look at a few things pragmatically – like the home inspection for instance. A home inspection may seem like it is there to dash your dreams to pieces – but it is really there to protect you, and help you see a home for what it is – both good things and not-so-good things.
Expect that on your home inspection there will be issues. There is no such thing as a perfect home. There will be smaller things such as broken switches, loose doorknobs, and peeling paint. These things are normal, and are part of homeownership.
Then there may be larger issues at times too. These may include roof issues, foundation problems, electrical hazards, and more. Defects of all sizes happen – and are typically discovered during a home inspection. When this happens, don’t let your dreams get dashed – but weight the pros and cons of the home in a pragmatic way – seeing it for what it is.
